40 Deals/properties & he cant make more or equivalent to his flooring Job? I found one property that will get me £27,600 every year (78.8% ROI) before TAX. All the refurb costs and deposit is included etc (Doing refurb myself). Am hoping to find a dozen or so properties that fall in that kind of ROI (Min 35% ROI). I rather take my time (months) & find a good deal over finding one for the sake of it or bragging rights "I got 40 deals/properties". I probably earn half as much as him from one property against his 40 properties/deals lol

    2nd deal;
85k purchase (Bridged) - what was the cost of this?
£15k Refurb (investor) - what was the cost of this
£135k refinanced - so 35k gross, how have they been able to pull out a full £35k, there must be a number of expenses surely?

How come all of these videos are full of .... Nothing!

@Samuel Leeds I disagree with OP, as many people just need encouragement. Me, personally & others are hoping you make a video in fine detail i.e. What area & what to look for, TAX/VAT, licences, broker, estate agent, Information Commissioners Office etc etc. Maybe 2 Bed & 5 Bed deal. I was encouraged further by your videos, but I still lack the knowledge to pull the trigger. I have the deposit & refurb money, I just dont know what city.

Edit: Am willing to pay you or someone for first deal to get me started. Am looking for a property that needs allot of work, as I can do it all myself, and safe allot of money in short/long term. That will also cover me if it does not work. Thanks

PS. Am hoping to come to one of your crash courses, but the dates you have right now are not convenient at the moment. Am hoping the course does not end with current dates - otherwise I am willing to pay for course if need be.

Pat Aherne - what are you hoping to learn? Many people have become financially free after just watching these videos alone. Read this:

Seen quite a few Samuel vids and all very impressive. But this one refers to how this couple work with his company...what’s going on here? Are his crash courses training up people to work indirectly for him, so he takes a cut? He doesn’t ever really talk about partnering with him and whilst I don’t mean to sound negative, people could view this as how he profiteers from the whole free training thing...

Samuel Leeds while I’ve got you Samuel...your Gary Vee meeting, was it actually worthwhile and the dollar?! I’m a fan but it seemed he told you stuff you know. 2) what do you make of his advice to people not to own property? 3) surely his advice on ripping the audio from your vids to make podcast material is worth you doing?! I can’t watch when driving to work but I can listen to a pod! The property podcast winning in this area...

I very very rarely joint venture with my students, these guys are an exception. I do charge for some of my training though, but I like to do as much as I can for free because I’m on a personal mission to help people become financially free.

Brilliant Vid. Targets the exact things I'm looking into starting tomorrow. 100% bridging with around a 2% charge based on 25% BMV? Guess what I'm asking mortgage adviser tomorrow? lol

A quick question... They got hold of the property for 55K, 25% below market value, but that the final valuation came in at 90K. Obviously a great result, but I'm a little confused on that number, it's way more than 25% over 50K Did they manage to boost it above market value?

  • Tom Smith

Do you not have to leave in 25% if the value you bought it for a buy to let ??

paul waters hi Paul nice success story and well done to you. Sheer inspiration 🙂 quick question, regarding second deal u did? Why did u need an angel investor to fund £15k? You could get that money from the bridging company no? Just curious to know why u needed bridging company and investors both. U bridged £85for the house and £15k for refurb via angel investor? Did I understand this correctly. Thanks

    • paul waters
paul waters 8 months ago +3

Tom Smith, yes you need to leave in 25% but that 25% is not the original money we put in, that is the uplift in the value of the property.

Hi Samuel another great video. Always watch your videos as soon as I get the notification haha
Quick question if you don’t mind... if I was to find a deal on rightmove I wanted to source out. I’m guessing I would have to speak to the agent about the assignable option. How to agents tend to react to requests like this?

Hi Samuel. Your content is fantastic. You give so much insight and then personalise it with these interviews.
I'm a landlord looking to do some more deals but wondered what you think are the top the risks over the next five years, what you are doing to mitigate them and what impact they will have on the housing market in the UK?
